Checkr tenant screening for landlords: what you get at each tier

The pitch: one report instead of three services

Screening a tenant usually means stitching together a criminal check, a credit pull, and an eviction search from separate services, each with its own signup. Checkr Tenant bundles them into one per-report purchase, and the applicant supplies their own information through Checkr, so you never handle an SSN. There is no business registration requirement and no multi-day account approval, which is the part independent landlords with one or two units will feel most.

Which tier makes sense

Essential at $34.99 is the realistic default: eviction history and credit are the two datasets that actually predict tenancy problems, and Starter's criminal-only report skips both. Complete's income and asset verification earns its extra $10 for higher-rent units where stated income is the thing you most need to confirm. Both follow the same pass-through fee logic as the employment product, covered in our pricing breakdown, so expect the bill to run slightly above sticker in fee-charging jurisdictions.

Honest caveats

Two things to know before relying on this page alone. First, our 650+ review corpus is overwhelmingly about Checkr's employment product; tenant-specific review volume is still thin, so the speed and support patterns we report are informed extrapolation, not tenant-specific evidence. Second, tenant screening is legally constrained: several states and cities cap application fees, restrict criminal history use in housing decisions, or require you to share the report with the applicant. Know your local rules before you order; the report is the easy part.

Frequently asked questions

How much does Checkr tenant screening cost?+

Three per-report tiers: Starter at $24.99 (criminal history), Essential at $34.99 (adds full eviction history, credit score, and credit report), and Complete at $44.99 (adds employment verification, income information, and an assets and bank report). Court pass-through fees can apply on top. Custom plans exist for property managers and partners.

Do I need a business or LLC to use Checkr Tenant?+

No. Checkr advertises that landlords can start screening without business registration, without collecting the applicant's SSN themselves, and without the multi-day onboarding approval some tenant-screening services require. The applicant completes their part through Checkr directly.

How fast are Checkr tenant reports?+

Checkr claims results in about 4 minutes against a 48-to-72-hour industry average. Treat that as the vendor's number for clean, database-served reports; anything needing county courthouse records follows the same 1-to-5-business-day reality as employment checks.

Can I use a Checkr employment background check to screen a tenant?+

No, use the Tenant product. Tenant screening has its own legal framework (FCRA plus state landlord-tenant law), its own permissible-purpose rules, and reports built for the decision: eviction history, credit, and income rather than employment-oriented packages.
